1. How much house can I afford, and how do I get pre-approved?
Before you tour homes, talk to a lender about pre-approval. It tells you what you can comfortably afford, and sellers take your offer more seriously when you have it. Remember to budget for closing costs, inspections and moving, not just the down payment.
2. Are there first-time homebuyer programs in Connecticut?
The Connecticut Housing Finance Authority (CHFA) offers first-time homebuyer mortgage and down payment assistance programs through participating lenders. Eligibility rules apply, so ask a CHFA-participating lender whether you qualify. I'm happy to help you find one.
3. Which town should I buy in?
Commute, budget, home style and lifestyle all play a part. Explore my local guides:
4. How do I make an offer on a house?
I'll set up searches that alert you to new listings, tour homes with you, and help you write an offer based on recent comparable sales.
5. What happens at inspection, appraisal and closing in CT?
After your offer is accepted, you'll typically have a home inspection, your lender will order an appraisal, and in Connecticut an attorney handles the closing. I'll keep every step on track.
Common first-time buyer questions
What does a buyer's agent do? I help you find the right home, understand the market, write and negotiate your offer, and coordinate with your lender, inspector and attorney through closing.
How long does it take? It varies with the market and your search, but once you're under contract, closing commonly takes several weeks.
