Selling an Inherited or Probate Home in Connecticut

Help selling an inherited home

Last updated: October 2026

Selling a home after a loved one has passed is often emotional and unfamiliar. If you're an executor, an administrator or an heir, I can help you understand the process and handle the real estate side, working alongside your attorney, in Newtown, Danbury, Bethel, Brookfield, Ridgefield and the surrounding Connecticut towns.

This page is general information, not legal advice. Probate rules depend on the estate. Always confirm the details with your attorney and the Probate Court.

How does selling a probate home work in Connecticut?

  1. The Probate Court appoints a fiduciary. That's usually the executor named in the will, or an administrator if there isn't one. That person has authority to act for the estate.
  2. Check whether court approval is needed to sell. Depending on the will and the estate, the fiduciary may need the Probate Court's permission before the home can be sold. Your attorney will tell you which applies.
  3. Get a value for the property. A market analysis helps the estate set a realistic price and can support the court process.
  4. Prepare and list the home. Many inherited homes need cleaning out, repairs or selling as-is. I'll help you decide which makes sense.
  5. Accept an offer and close. If court approval is required, the sale is completed once it's granted.

What situations can I help executors and heirs with?

  • Out-of-state heirs who can't easily be at the property. I can coordinate access, contractors and showings.
  • Several heirs who need clear information to agree on a price and a plan.
  • Homes that need work, where selling as-is may be simpler than renovating.
  • Time pressure, such as carrying costs, insurance on a vacant home or deadlines set by the estate.

How can a Realtor help sell an inherited home?

  • A free, no-obligation valuation of the property
  • Coordination with your estate attorney
  • Referrals for cleanout, repair and other vendors if needed
  • Marketing the home and handling showings, offers and negotiations
  • Clear, regular updates for the executor and family
